Schloss Island, Quatsino Sound

Schloss Island is a very appealing, fully forested private island in a superb north-west coast Vancouver Island location. The property sits within Koprino Harbour and is approximately 5 miles away from the entrance to Quatsino Sound and the open Pacific Ocean off the NW end of Vancouver Island. This location is well protected from extreme weather, and conveniently located within ½ a mile from road access in Koprino Harbour, which also provides moorage and an area to launch boats.

The 1615 acre Quatsino Provincial Park is located directly to the west while to the north is the Simpson Creek estuary in the back of Koprino Harbour, a picturesque natural wetland prolific with Dungeness Crab and abundant wildlife.

Additional access points would include Winter Harbour to the west, as well as Coal Harbour and Port Alice to the east.

Schloss Island is 82 acres with 7000 + feet of waterfront, most of which is low-bank and easy access to a mix of rock as well as stone, gravel and sand beachfront. The highest point of elevation is approximately 200 feet, therefore the topography and slope is gentle and user friendly, lending itself well to developing improvements. The island is fully forested primarily with mature second growth hemlock and some cedar, and indications are that there are approximately 21,000 cubic meters of merchantable timber on the property.

A portion of the forest especially that along the shoreline, appears to be much older growth, some well in excess of 100 years. Without question, this is an absolutely picturesque island property. The island feels very natural and undisturbed.

Two fresh water springs have been identified and indications from sources believed to be reliable, is that these do flow year round, therefore providing domestic water.

The property zoning designation is Rural Zone (A-1), which accommodates single family, recreational and agricultural uses among others. One significant detail is that subdivision into smaller 4 hectare or 9.88 acre parcels is permitted within this zoning. Therefore, one has the option to develop this into a private island retreat or develop the property to accommodate possibly up to 8 beautiful island acreages.

Northwest Vancouver Island and Quatsino Sound is one of Vancouver Island’s remaining unspoiled wilderness locations as it is less known and under-utilized. The area offers something for all types of coastal enthusiasts. The word is out to the sport fishermen that this area is one of the best on the Coast for salmon fishing, as well as halibut, ling cod and yellow eye rockfish. Prawning and crabbing are readily accessible. Quatsino Sound has an amazing network of mid-island waterways and provides over 60 miles of exploring throughout Neroutsos Inlet, Rupert Inlet and Holberg Inlet.
