The north and west portion of the property has a beautiful low friendly topography with a mix of mature second growth forest, grasslands and lush vegetation. This larger portion has significant oceanfront of approximately 2300ft as well as 3150ft of riverfront.
The south east portion of the acreage (approximately one third of the property) has more of moderately sloped to steep terrain rising to the southeast and 2765ft of riverfront.
Approximately 24 acres of this land is fully forested primarily in 80-140 year old trees with an even split of Hemlock and Spruce, and a small compliment of Alder for an estimated total volume of 12,500 cubic meters. *Note - much of this is located within the Riparian area. |

Access to the property is by local forest service roads from the community of Port Alice located within close proximity to the NW portion and some older deactivated roads that lead right onto the property. Roads would need to be constructed or improved to access the south east corner. Oceanfront access is possible depending on the type of water craft and the tide but will have its limitations at times as portion of the acreage is estuary with a shallow gradual grade and a significant portion that dries up at low tide. |

It should be noted that there is a protected archaeological site at north end – protected under the Heritage Conservation Act and must not be altered or damaged without a site alteration permit from the Archaeology Branch of BC.
